On the Croatian coast, in one of the most picturesque corners of the Adriatic — the town of Rovinj — a true gem is taking shape: the CHARME DELL’ISTRIA club residence. This contemporary project speaks the language of slow living, where nature, architecture, and design merge in perfect harmony.
An Outdoor Resort Oasis
The landscaped courtyard is a true resort escape: a swimming pool with loungers, umbrellas, and side tables for drinks, and nearby — a cozy barbecue area under a large pergola. A spacious dining table and outdoor kitchen make it the perfect spot for long summer evenings overlooking Mediterranean pines.
The surrounding greenery is more than decoration — it is part of a carefully designed microclimate. Plantings provide shade on hot days and create a natural screen from the outside world.
In close collaboration with the developer BM Development, we have created not just a building, but an environment in which every element contributes to a sense of balance. A place to embrace the Mediterranean way of life while enjoying the functionality of modern resort living.
Charme dell’Istria is the first project in Rovinj to significantly elevate and redefine the concept of premium residential living.
When developing the concept, we sought to combine the charm of the Mediterranean with a refined, contemporary interior. The lobby, corridors, spa complex, gym, pool, and barbecue area — every space in this project is thoughtfully designed to evoke a sense of lightness and relaxation from the very first moment.
The Lobby — First Impressions That Last
The lobby design reflects the entire concept of the building — refined simplicity with a coastal vibe. The focal point is an architectural composition of natural wood with travertine inlays, serving as both a partition and a shelving unit. In the waiting area, a stylish sofa with a textile stripe subtly recalls a maritime motif. The atmosphere is warm and welcoming, filled with natural textures, soft light, and a sense of ease.
Private Living Within Shared Spaces
Corridors are more than just transit zones — they are an aesthetic part of the living experience. They follow the overall design concept, featuring intuitive navigation, pleasant lighting, and comfortable materials.
A Touch of the Sea in Every Detail
Every zone of the building reflects a love for natural materials. Warm travertine, light-toned wood, tactile fabrics, and sandy shades create an interior that breathes authenticity. Elegant brass accents — door handles, frames, and apartment numbers — add a touch of refined brilliance and stylistic completeness.
Spa and Fitness — Rituals of Wellbeing
The spa area is a true sanctuary. The sauna, hammam, changing rooms, showers, and restrooms are all finished in the project’s signature palette. Here, everything is designed for restoration — the space radiates calm, quiet, and care for oneself.
The gym is a natural extension of the building’s wellness philosophy, equipped with professional fitness machines, functional flooring, and panoramic windows overlooking the landscaped grounds — a setting that inspires and energizes workouts.
Living Spaces
All interiors continue the philosophy of the local setting. One such apartment, designed by our studio as a showcase, is finished in a light, natural palette — shades of sand, ivory, white stone, and soft-toned wood create a sense of calm and lightness. Terracotta accents bring warmth and character.
The centerpiece of the apartment is a lounge area with a skylight window, flooding the space with daylight and subtly shifting the mood throughout the day. This architectural element blurs the boundary between interior and nature — the sky becomes part of the design.
This attic apartment feels like a serene harbor beneath the sky — a place where mornings begin with sunlit interiors and evenings end with views of the twilight sky through the glass. In this simplicity lies true luxury.
The interiors are crafted in our signature sustainable luxury approach: a harmonious color scheme, nuanced textures, and premium furnishings. Green accents enhance the connection to the surrounding landscape visible from the windows.
CHARME DELL’ISTRIA is architecture in harmony — where every detail is thoughtfully chosen, every material reflects the surrounding environment, and every space is designed for the joy of living in the spirit of slow living.
